Rocky River Is a Low-Risk Rural EB-5 Loan Investment Opportunity with Multiple Safety Features
Rocky River is a best-in-class EB-5 project in a rural targeted employment area (TEA). Because the project is in a TEA, the minimum investment amount is $800,000 instead of $1,050,000. Job Creation Guaranty
The Rocky River project features a job creation guaranty, which means Kolter will spend all the EB-5 funds on EB-5 program eligible expenditures. As a result, the project will create the direct and indirect jobs required for every EB-5 investor to get their permanent Green Cards approved.
EB-5 Loan Repayment Guaranty
EB-5 investments will be used to make a loan to fund the Rocky River project. A Kolter parent company has provided a loan repayment guaranty, which means that if the borrower were unable to repay the loan on time, the parent company’s assets and equity would be used to fully repay the balance of the loan.
I-526E Approval Refund Guaranty
The Rocky River project features an I-526E approval refund guaranty. This guaranty means that if an EB-5 investor’s I-526E petition is denied by USCIS, he or she may be able to receive a faster return of his or her money.
Priority I-526E Processing
Because the Rocky River project is located in a rural TEA, USCIS will prioritize investors’ I-526E petitions. With priority processing, immigrant petitions are adjudicated in months instead of years. An investment in a rural project also gives access to rural set-aside visas, which account for 20% of all EB-5 visas. Having access to set-aside visas means fewer immigration delays.
Proven Cresswind EB-5 Project Structure
Rocky River is highly similar to the successful Twin Lakes Georgia rural EB-5 project, which is also a Cresswind community developed by Kolter. USCIS issued five Form I-956F exemplar approvals to Twin Lakes Georgia, accepting its EB-5 loan structure, repayment guaranty, and other key project features that are also present in Rocky River.
