Active Adult Communities: A Growing Market
The market for active adult communities is growing as the U.S. population ages. Retirement communities for adults aged 55 and over are gaining popularity, with ResearchandMarkets.com predicting that by 2023, the U.S. active adult community market for adults over 55 is expected to reach $805 billion.
According to the National Association of Realtors, retiring baby boomers currently make up around 30% of all homebuyers. The US Census Bureau estimates that the U.S. population aged 65 and over will reach 83.9 million by 2050.
A study conducted by BBG, the country’s largest independent commercial real estate services firm, indicates that active adult communities will have the largest and most stable occupancy rates among all types of senior living community in 2023 and onwards.
R.J. DeBee III, BBG’s Managing Director and National Seniors Housing Practice Leader, believes “the longer-term trend of providing adequate housing to meet the demands of an aging population makes this asset class a highly attractive investment option.”
According to MarketNsignt’s Principal and Chief Anaylst John Hunt, “Active adult closings are outperforming non-active adult closings. Many active adults are cash buyers, so they don’t care as much about rising interest rates”. Of Lennar’s Florida home portfolio, 15% are 55-plus communities, and more communities are in development.
Adults over 55 are drawn to active adult neighborhoods for enhanced social opportunities, sense of community, world-class amenities, and maintenance-free homes.
