Village F – Scott’s Landing – Phase I
Phase I permitting activities progressed steadily over the past month. The Phase I Resource Protection Area mowing permit was issued and all approved mowing activities were completed.
Significant construction milestones were achieved during Phase I. Bulk earthwork is now 100% complete. The vacuum sewer main line, water main line, sewer laterals, and water services are all fully installed. Water and sewer tie-ins have been completed, along with Phase I ANEC road crossings. Stone placement is approximately 75% complete, marking one of the final steps before transitioning to the next stage of development.
Village F – Scott’s Landing – Phase II
Planning and pre-construction activities are advancing steadily in Phase II.
Preliminary land planning is now 100% complete, and building plans are approximately 85% finalized alongside revised civil engineering plans. Preliminary geotechnical fieldwork has been completed, borings are finished, and the final geotechnical report has been received.
Overall, Scott’s Landing continues to make meaningful progress, with Phase I infrastructure nearing completion and Phase II approvals and engineering well underway.
Village CA-1 – Clubhouse Area
Preliminary engineering investigations are underway, with approximately 50% of the evaluation of existing water and sewer conditions completed.
The topographic survey for the site is 100% complete, supporting detailed design and engineering activities.
Resort Construction
Enhancements to Bay Creek’s resort amenities continue to deliver visible improvements across the community.
Locker Room Renovations
Renovation work inside the locker rooms is now complete and the new locker rooms are open for member use.
Secured Senior Loan Structure
The Bay Creek EB-5 project is financed through a secured senior loan, supported by a first-lien mortgage on portions of the development site. Each EB-5 investor participates in a distinct loan tranche with a four-year term. This individualized structure is rare in EB-5 offerings, and the shorter term further sets Bay Creek apart from typical rural projects.
