EB5AN Repays Investors in Its VUE Sarasota EB-5 Project, Marking EB5AN’s Latest EB-5 Project Financial Success

EB5AN is pleased to announce that it has repaid eligible EB-5 investors in the VUE Sarasota EB-5 project.

With their invested funds returned, eligible investors in the VUE Sarasota project are the latest to benefit from EB5AN’s successful collaboration with The Kolter Group.

Kolter was the developer for the VUE Sarasota project, a luxury condominium complex, and has worked with EB5AN on over 20 previous EB-5 projects.

The financial success of the VUE Sarasota project continues EB5AN’s track record of sponsoring industry-leading EB-5 projects.

“We are highly selective when deciding which EB-5 projects to work with,” says EB5AN managing partner Sam Silverman. “EB5AN spares no effort in vetting each project and making sure it’s financially viable. To protect our investors’ hard-earned funds, we only sponsor projects that we would feel comfortable investing in ourselves.”

“With 27 years in the industry, Kolter has never failed to repay a loan—an impressive feat for any real estate developer,” adds EB5AN managing partner Mike Schoenfeld. “Now that our investors in VUE Sarasota have been repaid, investors in other EB5AN-Kolter projects can feel confident that they will also recover their funds. “

In this post, we review VUE Sarasota’s financial success and Kolter’s strong development track record. We then explain why the repayment of VUE Sarasota’s investors is significant for investors in other EB5AN projects.

VUE Sarasota’s Financial Success

VUE Sarasota is a luxury condominium complex in the heart of downtown Sarasota, Florida. All of the condominium units were pre-sold before construction began in June 2014, and VUE Sarasota went on to become one of Kolter’s most successful projects.

Like all EB5AN-Kolter projects, VUE Sarasota did not rely on EB-5 funding to reach completion. Additionally, all EB-5 investors in the project were assigned more than 40 eligible EB-5 jobs—far surpassing the minimum requirement of 10 jobs per investor.

Kolter: A Leading Real Estate Developer

Founded in 1997, The Kolter Group has quickly become one of the largest privately owned developers in the United States. This achievement can be traced back to Kolter’s track record of successful projects, which sets it apart in the real estate industry.

Kolter has invested in projects valued at over $29 billion in a wide variety of real estate industries: master-planned communities, luxury condominiums, multi-family housing, and branded hotels. Through these investments, Kolter has completed over 100 residential projects, delivering over 27,000 units.

In addition, Kolter has secured billions in loans from the most prestigious lenders, including Wells Fargo, PNC, and Regions Bank.

Critically, Kolter has never failed to repay a loan throughout its 27-year history.

This accomplishment showcases Kolter’s attention to detail and intimate knowledge of the real estate market.

Repayment of VUE Sarasota’s EB-5 Investors: What This Means for You

When selecting an EB-5 project to invest in, it’s crucial to consider the regional center operator’s track record.

Some regional center operators may have little to no record of past successful projects. For example, none of their EB-5 investors may have been repaid or received I-526E approvals.

Conversely, the best EB-5 operators have an extensive track record of financially successful projects and USCIS approvals for their investors.

The project’s developer’s track record is just as important. A developer without a solid track record of past success—especially with EB-5 projects—is less likely to repay investors promptly.

EB5AN and Kolter share a strong track record of successful EB-5 projects. All 20+ EB5AN-Kolter projects have a 100% USCIS approval rate.

All of the EB-5 funds in these projects have already been repaid or are in good standing. And each of these projects has either been completed as planned or is on track to being so.

Every completed EB5AN-Kolter project has created enough jobs for its EB-5 investors to qualify for U.S. Green Cards. Indeed, our EB-5 investors in Kolter projects like Water Club and Hyatt Boca Raton have already received I-829 approvals, qualifying them for permanent U.S. Green Cards.

As mentioned previously, EB5AN has a strict process for evaluating the EB-5 projects we sponsor. With over 11 years in the EB-5 industry, we understand what kinds of projects work for the EB-5 program and which pose a high risk for our investors.

Our investors’ success is our success, and we will continue to create best-in-class EB-5 offerings to help our investors immigrate without putting their funds at excessive risk.

Twin Lakes and Boynton Beach: Two Best-in-Class EB-5 Projects

EB5AN is currently offering two Kolter-developed projects: Twin Lakes Georgia and Boynton Beach Multifamily.

Twin Lakes is a single-family home community for 55+ adults outside Atlanta, Georgia. As of June 2024, Twin Lakes has sold 652 of 1,300 planned homes. Residents already live in the Twin Lakes community, with major amenities already operating.

Twin Lakes’ rural status makes it ideal for Indian and Chinese investors, allowing them to avoid long delays caused by their country’s visa backlog.

EB5AN has successfully gained I-956F approval for multiple previous phases in the Twin Lakes project, and multiple investors in previous phases have received I-526E approvals.

Moreover, an investor in one of Twin Lakes’ previous phases already holds his physical U.S. Green Card.

The second project, Boynton Beach Multifamily, is an apartment community for 55+ adults in Boynton Beach, Florida. This urban project has already received I-956F approval from USCIS and offers a short investment timeline.

Both projects have industry-leading safety features, including repayment and job creation guaranties backed by Kolter.

EB5AN is proud to add VUE Sarasota to our list of successful EB-5 projects.

“The main goal for EB-5 investors is to get U.S. Green Cards,” says Silverman, “but they shouldn’t have to put their funds at a high risk to do so. Our solid track record with The Kolter Group shows that EB-5 projects can both succeed financially and help investors get their Green Cards.

“We look forward,” Silverman concludes, “to structuring more projects with Kolter, giving EB-5 applicants the chance to invest with one of the leading developers in real estate.”
