Construction Progress
Rocky River is making steady progress. On November 4, 2024, the project developer, The Kolter Group, successfully closed on 350 acres of land required for the community’s development. Construction began shortly thereafter.
During December 2024, the crew completed the clearing and grubbing of stumps, as well as the installation of perimeter erosion controls. The removal of stumps helped prepare the site for further earthwork, while the erosion controls protect the surrounding environment from sediment runoff. The team also excavated basins A, B, C, and G, laying the groundwork for effective water management and drainage as the project moves forward.
In January 2025, the focus shifts to excavating basins D, E, and F, while utilizing different soil types in selected fill areas to ensure optimal site grading. The crew will also begin installing sewer mains on the north side of the site, marking a significant milestone in developing the project’s underground infrastructure.

Baby boomers are the wealthiest demographic in the United States, owning a reported $18 trillion in housing wealth—more than triple that of millennials.
