The Arbor Collection starts at 1,397 square feet, followed by the Mulberry Collection at 1,788 square feet, the Jackson Collection at 2,390 square feet, and the Clearwater Collection at 2,506 square feet.

Two homes, one from the Jackson and one from the Clearwater Collection, will feature 3-car garages. All plans offer one-level living as a standard feature.

New Home Designs

Kolter Homes is introducing two new home designs at Twin Lakes Georgia, the first available in the country for this nationwide builder.

The Almond is a new home design from the Arbor Collection. This delightful ranch encompasses 2,052 total square feet of well-planned living space, featuring two bedrooms, two baths, and a two-car garage.

The Almond offers structural options, including a sunroom, screened-in porch, extended garage, extended patio, and an upstairs bonus room, available in either finished or unfinished configurations.

Another addition to the Cresswind Georgia lineup is the Pear, a new home design from the Jackson Collection. This three-bedroom plan provides a generous 3,288 total square feet, complete with three baths, a three-car garage, and a rear porch, creating an ideal setting for entertaining friends and family.

The Pear also offers various structural options, such as a fourth bedroom in lieu of a den, a sunroom, screened-in porch, extended garage, owner’s bath with tub, and a finished or unfinished upper-level bonus room. Additionally, there are three basement variations to choose from.

Amenities at Twin Lakes

Twin Lakes Georgia is a 1,300-home master-planned community for active adults over the age of 55, spanning 1,422 acres in the greater Atlanta area. Residents of Cresswind Georgia will be treated to an array of impressive resort-style amenities, highlighted by The Club at Cresswind.

This facility boasts captivating lake views and includes a fitness area with cardio, weight, and CrossFit zones, a yoga, aerobics, and dance studio, a social ballroom, a lounge area, and an arts and crafts room with a kiln. The Club also features an indoor spa and an indoor pool with lap lanes.

The outdoor offerings at Cresswind Georgia at Twin Lakes are equally enticing, featuring two community lakes for activities such as fishing, paddleboarding, paddle boating, sailing, canoeing, and kayaking. Residents can also enjoy walking trails, a resort-style pool, a bandshell, an event lawn, and bocce and tennis courts.

Notably, the community will house a dedicated Pickleball Center, boasting over 30 courts and poised to become the largest privately-owned pickleball complex in Georgia, as well as one of the largest in the Southeast.

The Homeowners Association monthly dues at Cresswind at Twin Lakes are anticipated to be in the mid-$200s, with reduced fees of $99 monthly until certain amenities are completed. These dues cover individual home and common area lawn maintenance, amenities, security system monitoring, cable TV, and high-speed internet.

Updates for EB-5 Investors

As of December 31, 2023, more than 580 houses have been successfully sold to buyers, and over 450 homes have been fully constructed and handed over to homeowners.

The total expenditure on EB-5 eligible project costs reached approximately $193.5 million by October 31, 2023. This spending includes around $188.5 million in hard construction costs and approximately $5.0 million in soft construction costs.

EB-5 eligible job creation is computed based on project expenditures since the commencement of construction. Nearly all project costs, excluding land and other ineligible expenses, contribute to the count of EB-5 eligible jobs.

The eligible expenditures at Twin Lakes have resulted in the creation of approximately 2,615 EB-5 eligible jobs.

This number exceeds the requirement for all EB-5 investors in the Twin Lakes rural EB-5 project to secure their permanent Green Cards.

The Twin Lakes rural EB-5 project is anticipated to generate a total of 6,934 EB-5 eligible jobs upon completion.
