In the final week of August 2025, five units were sold at Bay Creek for a total of $3.4 million. The sales included three new homes, one resale home, and one resale lot.

The homes sold for an average price of $779,000, while the lot sold for $305,000—underscoring both the strength of Bay Creek’s home market and continued demand for premium homesites.

Secured Senior Loan

The Bay Creek EB-5 investment is structured as a secured senior loan. The loan is backed by a first-priority mortgage on portions of the property. The project’s loan is divided into multiple tranches—one for each EB-5 investor. Each tranche has its own four-year term that is independent from the loan terms of the other tranches. Loans split into tranches with individual loan terms are rare in the EB-5 space. And a four-year term is shorter than typical rural projects.
