ONE Tampa August 2026 Construction Update

ONE Tampa is a 42-story luxury residential tower rising in downtown Tampa, Florida. Featuring 225 residences, retail space, and premium amenities, the tower will become Tampa’s tallest residential building once completed. As a fully subscribed EB-5 project, ONE Tampa demonstrates the successful execution of large-scale luxury development in collaboration with Kolter and EB5AN, delivering measurable results in both construction progress and economic impact.

Construction Progress

ONE Tampa reached a defining milestone this month: the structure officially topped out at its full height. The final concrete pours on Level 40 were completed, bringing vertical construction to a close. With the structural frame complete, the project now shifts fully into interior buildout and exterior finishing, and the pace on site reflects it. More than 400 workers are on the property each day.

Interior work is advancing floor by floor down the tower. On the lower residential levels, crews are installing flooring, drywall, and cabinetry. On Levels 21 and 22, in-wall and above-ceiling rough-in is complete for both units and corridors, with drywall and insulation stocked and corridor ceiling framing finished. Level 24 has ceiling framing installed and overhead plumbing and duct rough-in underway, while Level 25 has drywall rippers installed at the corridors and HVAC closets hung and finished.

Higher in the building, framing crews continue to work upward. Wall framing is complete on Level 27, along with fire sprinkler piping and overhead plumbing lateral installation. Interior unit wall framing is complete on Levels 28, 29, and 30, with plumbing wall rough-in started on Level 29 and drywall rippers installed on Level 30. Demising walls are nearing completion on Level 31 and have started on Level 32, where window and sliding glass door installation is finishing up.

On Level 33, concrete masonry work is complete, waterproofing has been installed at window and sliding glass door openings, and work has begun on the HVAC outside air ductwork and shaft surrounds.

The building’s exterior is taking shape as well. Brick installation continues at the podium, and stucco work at the balconies has progressed up to Level 27, with scaffolding now erected at the Level 24 balconies. Window installation and masonry work continue throughout the building.
With the structure complete and hundreds of tradespeople advancing interior and exterior work simultaneously, ONE Tampa continues to move steadily toward completion.

Job Creation Completed for ONE Tampa

As of June 2026, the project has generated 1,530 qualifying EB-5 jobs, more than enough to satisfy the job creation requirement for all participating investors.

The Importance of Job Creation for EB-5 Investors

Under EB-5 program rules, each investor must support the creation of at least 10 full-time jobs for U.S. workers. When investors complete their conditional residency period, USCIS evaluates whether the required jobs were actually produced.
