Construction Progress
Major progress has been made on both the North and South sections of the Rocky River site in June. On the North side, construction teams completed paving of the remaining Phase 1 roads and fine graded the remaining lots in Phase 1 Map 2. The plats for Phases 1 and 2 were officially recorded, marking a key milestone in the development timeline. In addition, infrastructure improvements at the site entrance were completed, including the open cut across Bethel Church Road to connect to water and install the sewer force main, as well as the full widening and turn lane construction for both entrances along Bethel Church Road.
On the South side, crews continued sewer installation and rock blasting operations to prepare for future phases.
Looking ahead to July, the focus will remain on infrastructure development, especially on the South side. Mass grading will continue, along with sewer installation, storm drain placement, and rock blasting as needed. Clearing of the offsite right of way for water and sewer installation along Coley Store Road will wrap up, and installation of the offsite water main is scheduled to begin. On the North side, crews will also begin installing underground power, further preparing the area for vertical construction.
As critical utilities and roadwork near completion, Rocky River is well-positioned to advance to the next major milestone: construction of the model homes.

Baby boomers are the wealthiest demographic in the United States, owning a reported $18 trillion in housing wealth—more than triple that of millennials.
