Bay Creek November 2025 Construction Update

Bay Creek continues to make steady progress this month as both residential and resort construction activities advance throughout the community. Real Estate Construction

Village F – Scott’s Landing – Phase I

Infrastructure development in Scott’s Landing Phase I, encompassing 59 single-family homesites, remains on track. Bulk earthwork, vacuum sewer mains, and water mains are now fully complete. Crews have begun installing sewer laterals and water service connections. Electric service has been paid for and scheduled for installation. Additionally, an application to open views within the Resource Protection Area has been submitted to the Town.

Village F – Scott’s Landing – Phase II

Planning and design work for Phase II continue to progress. Preliminary land planning has been finalized, and all geotechnical fieldwork is complete.

Village CA-1 – Clubhouse Area

Development planning around the Clubhouse continues to move forward. Layouts for cottages, townhomes, and duplexes have been completed, supported by a preliminary budget based on the cottage land plan. Engineers have completed approximately half of the assessment of existing water and sewer infrastructure, and a full project proposal has been requested. A topographic survey is also complete.

Resort Construction

Enhancements to Bay Creek’s resort amenities continue to deliver visible improvements across the community. Several key projects reached completion or advanced into later stages during November.

Bag Storage Facility

The new bag storage building officially opened for use on November 3, providing members with improved convenience and functionality near the Clubhouse.

Locker Room Renovations

Renovation work inside the locker rooms is advancing ahead of schedule. Plumbing has been completed, electrical installation is in progress, and updated renderings showcase a refreshed and modern design that will elevate the member experience.

Roof Replacement

Work on the main clubhouse roof began on November 4, following scheduled demolition. The project is expected to be completed within approximately one month.

Life Center Saunas

Sauna installation at the Life Center continues to progress smoothly. The men’s sauna is nearly complete, and the women’s sauna is expected to be finished in the upcoming days.

Secured Senior Loan Structure

The Bay Creek EB-5 project is financed through a secured senior loan, supported by a first-lien mortgage on portions of the development site. Each EB-5 investor participates in a distinct loan tranche with a four-year term. This individualized structure is rare in EB-5 offerings, and the shorter term further sets Bay Creek apart from typical rural projects.

Phased Development Approach

Bay Creek has been under development for several years, with nearly 300 land lots sold over the past five years. The current development strategy uses a phased approach, allowing construction to be paced in line with market conditions.
