Village F – Scott’s Landing – Phase I
Phase I is nearing full completion. Charter cable installation is now finished, completing the major utility work on the site. For the community entry statement, the preliminary field stakeout is done and the final location has been approved, with only minor additional grading remaining.
The building permit application for the entry statement has been submitted, and construction will begin once paving is complete.
Village F – Scott’s Landing – Phase II
All sewer pods in Phase II are now installed, building on the previously completed sewer main line. Testing of the fully installed water main line began at the end of September.
Village CA-1 – Clubhouse Area
Pre-development planning for Village CA-1 continues. The preliminary investigation of existing water and sewer conditions is complete.
Secured Senior Loan Structure
The Bay Creek EB-5 project is financed through a secured senior loan, supported by a first-lien mortgage on portions of the development site. Each EB-5 investor participates in a distinct loan tranche with a four-year term. This individualized structure is rare in EB-5 offerings, and the shorter term further sets Bay Creek apart from typical rural projects.
Phased Development Approach
Bay Creek has been under development for several years, with nearly 300 land lots sold over the past five years. The current development strategy uses a phased approach, allowing construction to be paced in line with market conditions. This method reduces exposure to market fluctuations and enhances the project’s long-term resilience.
