It will therefore become increasingly difficult for apartment developments to find renters and reach their revenue projections.\u00a0<\/p>\n<p>The driving force behind the downturn in the Bay Area rental market is the remarkable COVID-induced departure away from the region. In her <a target=\"_blank\" href=\"https:\/\/www.nytimes.com\/2021\/01\/14\/technology\/san-francisco-covid-work-moving.html\" rel=\"noopener\">January 2021 article<\/a> \u201cThey Can\u2019t Leave the Bay Area Fast Enough,\u201d <i>New York Times<\/i> correspondent Nellie Bowles succinctly notes that workers in the Bay Area\u2019s tech companies \u201cfled. They fled to tropical beach towns. They fled to more affordable places like Georgia. They fled to states without income taxes like Texas and Florida.\u201d <\/p>\n<p>Leading Bay Area tech companies made this exodus possible by quickly adapting to a fully remote work environment. Google, for instance, gave 14,000 of its employees permission to <a target=\"_blank\" href=\"https:\/\/www.forbes.com\/sites\/johanmoreno\/2022\/03\/03\/google-asking-employees-in-the-bay-area-other-us-locations-to-return-in-april\/?sh=67e32dd8695a\" rel=\"noopener\">transition to fully remote work<\/a> or relocate during the height of the pandemic.\u00a0<\/p>\n<p>The migration statistics for California and the Bay Area unequivocally show that residents are leaving in droves. U.S. Postal Service data indicates that almost <a target=\"_blank\" href=\"https:\/\/www.sbsun.com\/2022\/03\/23\/what-is-causing-californians-to-leave-california\/\" rel=\"noopener\">650,000 Californians relocated<\/a> from the state in 2020. <\/p>\n<p>A <a target=\"_blank\" href=\"https:\/\/www.mercurynews.com\/2022\/01\/02\/marin-ranks-among-top-four-counties-residents-left-in-2021\/\" rel=\"noopener\">December 2021 report<\/a> by the California Policy Lab states that residents of Alameda County\u2014whose county seat is Oakland\u2014were still exiting at a 6% higher rate than at the start of the pandemic.
